Title companies, lenders, and signing services routinely require a signing agent to carry at least $500,000 in Errors & Omissions insurance — and a growing number specify $1,000,000 per notarial act — checking proof before they assign a closing. Carrying the higher limit protects the borrower, the lender, and the transaction itself, and it keeps a signing from stalling over a coverage question.

We’re always looking for professional notaries to join our verified network. Applicants must meet all of the following requirements:
What a Texas notary actually needs on the desk, and what to look for in each piece.
A state-compliant stamp carrying your name and commission expiration date exactly as they appear on your commission. An embosser is still the right tool when a document calls for a raised seal.
A sequential, bound journal that records every notarial act: date, signer, identification presented, document type, and fee. In Texas you must be able to produce your records on request.
Pre-printed acknowledgment and jurat certificates for documents you should not mark on directly. Clip them on rather than staple, since a recorded document has to stay scan-ready.
Recorded documents are scanned and microfilmed, so keep black ink on hand. Carry blue as a second option for the originals that stay with the signer.
A clean, quick-drying pad for the right thumbprint your journal calls for on certain documents, and for signers you cannot identify from a current ID.
A hard-backed folder with tabs keeps a closing package in order, protects the paper, and gets every document back where it belongs without an extra trip.
Signings, closings, and documents handled across Houston and surrounding areas.

Most appointments that go sideways come down to one missing item. A short checklist, so your signing ends with a finished document instead of a second trip.
They are not interchangeable. The certificate you attach depends on what the document asks the signer to do — here is how to tell the two apart.
Declining an act is part of the job, not a failure of service. These are the situations where the right move is to stop, explain, and ask the signer to come back with what is missing.
